Delfin villas is an intimate community of seven luxury homes built to north-american standards. (You can flush your toilet paper for instance).
The community and homes were completed 4 months ago. They originally sold out in 2 months at the beginning of 2014. As the original developers we do also currently live on-site and manage the HOA. Four of the homes are also already rented full time. Rental pricing is $1,500 – $2,500 per/month for long-term and $125 – $250 per/night for vacation rentals. Property Management is offered as well providing a full-service offering.
The villa already has a rental contract for one year beginning in May meaning this is an income producing property right now. The current rental contract would be contingent on the preference of the buyer but in the event you wouldn’t be moving down immediately, the already existing one-year rental could be perceived as a nice income opportunity.
Condo fees are $170 per/month paid annually. 2015 is already paid for. This covers community maintenance, 2 on-site guards at all times and pool maintenance.

A little about Puerto Cayo:
Cayo offers a small town community sense of safety and lets you be about as busy as you choose to. We have a small local grocery store, an abundant fresh produce market and numerous restaurants. Cayo does have a 24/7 medical clinic for anything typical. All in all, anything you need is offered locally. If for some reason you find something specific you need that is not available, it’s a gorgeous and quick drive up the coast to Manta.
My wife and I have an organic farm here, work with the Puerto Cayo community and are proud to have just broken ground on the first animal rescue center here.
